This luxurious and modern vacation home is a double story property which is fully fitted with high end finishes.
 
Guests enter into an expansive open concept living area with stairs leading up to the top level which houses the airconditioned Master Bedroom Suite with its en suite Master Bathroom and a large, private, semi-covered balcony with a day bed. Afternoon naps never felt so good!
 
The lower level is air-conditioned with a fully fitted entertainer’s kitchen, 8 seater dining table, 2 lounges, a shared bathroom and 2 bedrooms.
 
There is a third outdoor patio in front of the informal lounge/seating area which has a sofa bed that can sleep an extra 2 guests.
 
It’s premium kitchen is fully equipped with a dishwasher, washing machine, double volume fridge and Smeg appliances.
 
A large Sony flat screen television governs the lounge wall and offers DSTV Premium for your viewing pleasure.
 
Both the second and third bedrooms are airconditioned, and share a gorgeous bathroom with double vanity and shower.  They lead directly onto the outdoor entertainment area which is also accessible directly from the lounge.

  • Dedicated, undercover parking is available on-site. The property conveniently has 2x parking bays for guests to use.
  • Bath towels are provided but not beach towels so guests should please bring their own. 
  • Guests have unlimited access to the complimentary WIFI. 
  • Cleaning services can be arranged in advance for the duration of your stay, and over weekends and South African Public Holidays. 
  • While the property is fully equipped with laundry facilities, guests can arrange laundry services directly with an outsourced cleaning company.
  • The kitchen is fully equipped with a range of glassware, crockery, cutlery, cookware and cooking utensils. It also caters for children, offering a plastic table and chairs for the littlies. 
  • Guests have access to the whole property excluding a few private, storage cupboards and two outdoor storage rooms on the top balcony.

Area Info:

Situated in the heart of KwaZulu Natal’s Dolphin Coast, this seaside unit is a hop skip and jump away from a naturally protected Tidal Pool, and a few minutes’ walk from a swimming beach and some rather impressive shops, bars and restaurants. 

A key point to note is that Umdloti’s tidal pool is naturally protected by rocks so it’s not affected by strong currents and large waves. This makes it ideal for little kids, elderly people and novice swimmers to enjoy the ocean, and some fun in the sun.

This charming seaside town’s located between Umhlanga and Ballito, at the mouth of the Mdloti River. Umdloti Beach is a coastal conservancy, with surrounding fields of sugar cane and indigenous forests. The area is a prime location for various wildlife sightings, including whales, dolphins and innumerable bird species.

With Umhlanga’s vibey attractions nearby, Gateway Shopping Centre an 8-minute drive away, 10kms to King Shaka International Airport, and Ballito 15kms further up the North coast, this oceanfront gem is conveniently situated for those in need of entertainment or a spot of retail therapy.

Getting around:

  • Guests can use the M4 and N2 Freeways to access Umdloti / travel to Umhlanga and Durban.
  • The airport is only 8 minutes away which is super convenient for car hire/travel.
  • There isn’t really a need for a car once you’re in the area as most shops and restaurants are within walking distance. 
  • There is an AWESOME child-friendly tidal pool (which is protected from waves) across the road from the penthouse, and a short 5 minute walk from a swimming beach.
  • The area allows for bicycles and is love for taking walks on the beach and across the promenade.
  • Uber is available to/from Umdloti Beach.

Thanks for choosing to stay! Please ensure that you read and fully understand the following House Rules and Terms & Conditions which have been compiled in line with the Complex’s Body Corporate Rules and Regulations. Guests are required to adhere to the following guidelines, and the Body Corporate Rules and Regulations which will be sent with confirmation of your reservation via email. If anything is unclear, please contact your host who will explain in further detail to avoid any misunderstandings.

  • Much effort has been put into making this property a lovely space for guests to enjoy. Please be respectful of the property as it is a holiday home and not a hotel. Please treat it with the same respect as you would your own home.
  • Please ensure that you maintain a good level of cleanliness throughout your stay. Please throw garbage into the bins and ensure that food is not left lying around. Guests can throw excess rubbish into the green bins.
  • This vacation home is perfectly positioned for guests to enjoy fun on the beach :) Please wash off beach sand before entering the property.
  • This is an eco-friendly home! Please make sure you switch off aircons, lights, fans or any other small electrical appliances when they are not in use/upon leaving the property.
  • Please keep the balcony furniture, cushions and Webber braai undercover at night and/or when they’re not in use to protect from sun/rain damage.
  • Monkeys frequent the area. Please keep the windows and doors closed to prevent the monkeys from entering the property when you aren’t around.
  • Please open the bathroom windows when showering to let the humidity out.
  • In the case of any accidental damage, the issue will be assessed internally to determine any deduction/repair costs.
  • Kindly note that this is a non-smoking property.
  • This property is not serviced. Cleaning services must be arranged prior to arrival and any associated costs will be borne by the Guest booking.
  • Parties and Events are strictly prohibited (not allowed!) If guests are found to have had a party which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of any disruptions alerting neighbours, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
  • We hope you have lots of laughter and fun times during your vacation! However, out of respect for the caretaker and residents, guests should be mindful of noise. Noise is not permitted before 9 am, and after 10pm (Monday to Sunday.) Guests who breach these times may be evicted and liable to a fine from the body corporate. Please see the property’s Terms and Conditions.
  • If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
  • Guests’ requests for early arrivals/delayed departures are fully dependent on availability. The property has a high occupancy rate therefore availability will be confirmed around 9:30pm on the evening prior to your date of arrival/on the morning of departure.
  • Kindly ensure that all doors and windows are locked when you’re out/upon vacating the premises.
  • Never leave children without any adult supervision at the property. Guests are fully responsible for the safety and security of their children at all times.
  • Guests are responsible for ensuring that any visitors comply with these House Rules.
  • Any additional overnight Visitors must be approved in advance, and are subject to an additional fee as noted in the properties rates.

Terms and Conditions:

  • Check-in Time: 2pm and Check-Out Time: 10am
  • Please note that we do not refund early departures and/or cancellations which fall outside of the cancellation policy.
  • The property maintains a strict Cancellation Policy. Guests are expected to comply with the relevant terms and conditions.
  • We reserve the right to evict for unruly behaviour and overcrowding without refunding.
  • Extra cleaning fees may be charged as required.
  • Any damage or loss of property will be deducted from Guest’s Key and Breakages Deposit, or may result in additional invoicing as required.
  • Guests agree to abide by the Body Corporate’s strict Rules which are outlined on the attached document.
  • The building’s quiet hours are between 10pm and 9am. Guests who breach these times will be liable for an automatic fine of R3000. The property reserves the right to retain guests’ Refundable Deposits should any guest be found guilty of such transgressions. Guests who fail to comply with these regulations will be evicted from the property.
  • Body corporate fines are payable within 24 hours of issue. Guests agree to payment of such fines irrespective of their reasoning for the fine being issued. Please note that fines can amount to more than R5000 and may result in Guests having to immediately vacate the premises.
  • The owner and staff of the property will not be held liable for any damages, loss and injuries of guests.
  • 50% Deposit is required to Confirm Reservation.
  • 50% Outstanding Balance and Cleaning Fee (R850) is payable 2 weeks prior to Arrival Date.
  • Refundable Keys and Breakages Deposit (in the amount of R3000) to be paid prior/on date of Guests Arrival.
  • A 15% service fee is charged on all cancellations.
  • Guests’ occupation of the property, in line with the period of their reservation, will be deemed as their agreement to abide by the property’s aforementioned House Rules and attached Body Corporate Rules, and their acceptance of the property’s aforementioned Terms of Conditions.
