Aanmani Rose Guesthouse – Bailey’s Muckleneuk, Pretoria
1. Reservations & BookingsAll reservations are subject to availability and confirmation by Aanmani Rose Guesthouse.
A booking is only confirmed once a confirmation email has been issued and, where applicable, a deposit has been received.
The guest making the booking must be 18 years or older and accepts responsibility for all guests included in the reservation.
All rates are quoted in South African Rand (ZAR) and are subject to change without prior notice.
Full payment or the required deposit must be made as stipulated at the time of booking.
We reserve the right to cancel a reservation if payment is not received by the due date.
Accepted payment methods: EFT, credit/debit card, or other approved methods as confirmed by management.
Check-in: From 14:00
Check-out: By 10:00
Early check-in or late check-out is subject to availability and may incur additional charges.
Guests may be required to present valid identification upon arrival.
Cancellation policies may vary depending on the rate booked.
Standard cancellations made within 48 hours prior to arrival may incur a cancellation fee.
No-shows will be charged the full booking amount.
Refunds, where applicable, will be processed according to our cancellation terms.
Children of all ages are welcome.
Infants (0–2 years) may stay free when using existing bedding.
Extra beds or cots are available on request and subject to availability.
Children over 12 years are charged at the adult rate.
Children must be supervised at all times, especially around the swimming pool and garden areas.
Guests are responsible for any loss, damage, or breakages caused during their stay.
The guesthouse reserves the right to charge for damages or missing items.
Smoking is strictly prohibited inside rooms. A cleaning fee will be charged for violations.
No excessive noise or disturbances are permitted.
The swimming pool, gym, and steam room are used at the guest’s own risk.
The guesthouse is not liable for injuries sustained while using facilities.
Operating hours for facilities may apply.
Aanmani Rose Guesthouse is not responsible for loss, theft, or damage to personal belongings.
Guests are advised to ensure their valuables are secured at all times.
Parking is available; however, vehicles are parked at the owner’s risk.
No illegal activities are permitted on the premises.
Visitors are not permitted in rooms without prior approval.
Management reserves the right to refuse admission or request a guest to leave in the event of misconduct.
Aanmani Rose Guesthouse shall not be held liable for any failure to perform due to events beyond its reasonable control, including but not limited to natural disasters, power failures, government regulations, or other unforeseen circumstances.
11. Amendments
Management reserves the right to amend these Terms & Conditions at any time without prior notice.
From O.R. Tambo Airport take R21 North (Pretoria). Continue until Eufees Offramp. At offramp turn right, continue under bridge and turn left. This road will take you to The Fountains circle, continue with the Brooklyn exit, it will take you into George Storrar Drive, continue until Queen Wilhelmina, turn left and then right into Nicolsonstreet. No 55 is on your right.
Children & Infants
Children of all ages are welcome at Aanmani Rose Guesthouse.
Infants (0–2 years) stay free of charge when accommodated in an existing bed.
Cots/cribs are available on request (subject to availability) at no additional charge — please request at the time of booking.
Extra beds or rollaway beds are available on request and may incur an additional charge.

Children aged 3–12 years stay at a reduced child rate when using existing bedding.
Children over 12 years are considered adults for booking, pricing, and bed allocation purposes.
